Throughout the Americas, Richards-Zeta System Integrators (SI's), install and service RZ’s advanced, IT based, building automation systems and integration solutions. Using RZ’s advanced technology (Mediator/OMEGA) these solutions integrate disparate, legacy building automation systems and migrate their functionality and interaction up and onto the IP network. RZ SI's are promoting the Cisco Connected Real Estate (CCRE) initiative and providing the infrastructure necessary for the convergence of the building systems and Information systems (IT).


By deploying RZ's advanced technology throughout the Americas, thousands of end-users have experienced the power and technology of the RZ solution and the value proposition of leveraging existing assets while providing a migration path to an upgraded and open system. Case Study: Hotel 1000


Hotel 1000 at Madison Tower opened on Monday, June 26, 2006 at 1000 First Avenue, on the corner of First and Madison in the heart of Downtown Seattle and just steps from the waterfront and Pioneer Square. With 120 luxury rooms and 47 magnificent and spacious view residences on the top floors, this is Seattle's leading hotel and residential address. The hotel and residences will have a restaurant and bar, full service spa and fitness center, virtual golf for the residents, dog walking park on the roof, over 6,000 square feet of high tech meeting and banquet space, including an outdoor deck ideal for weddings and other social functions. A coffee and wine cafe for sitting, savoring, and socializing around the fire is also part of the food and beverage offerings, along with 24 hour room service for residents and guests alike. A residents' library rounds out an extraordinary array of luxury facilities and amenities, the likes of which Seattle has never seen. Hotel 1000 is being developed with a single-minded focus to be Seattle's finest luxury boutique hotel, and very deserving of being in the elite family of MTM-managed properties.


As a high-end, luxury boutique hotel and residential tower, MTM Luxury Lodging was looking to bring a new level of luxury to the city of Seattle. Their goal was to install, operate and manage a single converged network in which all building systems were managed and operated on the same network as the voice, video and data services provided to the guests. This was to be completed using Richards-Zeta’s hardware and software to provide the complete Intelligent Building Automation System and to provide advanced integration of the numerous building systems. The customer required that they be provided a complete Web-based front-end Graphical User Interface (GUI) utilizing the Cisco IP network, creating a Cisco Connected Real Estate Project.


This project utilizes Richards-Zeta Building Intelligence, Inc. Mediator/OMEGA™ platform which enables advanced building systems integration from various systems and subsystems up and onto the Cisco IP Network. Using the RZ’s Mediator™ and moZaic™ as the core integration hardware, and perfectHOST and PHLNS (perfectHOST for LonWorks) software as the Graphical Programming Application, MacDonald-Miller Facility Solutions installed RZ 100's and expansion I/O for control of the central chilled and hot water plants RZ AHU's to control the Air Handler Units.


The Mediator/OMEGA serves up web-pages with floor plans for the hotel common areas and mechanical systems. When the Mediator receives an alarm from the system, it automatically forwards the alarm via XML/RPC to the facilites group via the Cisco Network and to a Vecora wireless phone. The personnel hear what the alarm is and have the ability to respond immediately. Simultaneously, the alarm is sent to the RZ System Integrator where it appears on the technicians' PDA.


The final result is a fully integrated HVAC System, utilizing the Cisco IP Network and providing the information which is normally left only with the facility managers and bringing it up and onto the network in order to better service the residents and hotel guests.


The Mediator™ is a middleware solution comprised of both hardware and software. This domain agnostic integration framework is able to communicate with a number of disparate protocols. The MPX software framework plays a central role in the integration process by normalizing both IP and legacy serial based protocols, which in turn allows for intra-protocol communication, the uniform application of services such as logging, and the common presentation of information that is sourced from the array of intelligent machines found in buildings.


Using the embedded suite of tools on the Mediator™, custom web-pages may be designed and hosted on the Mediator™ that are then used to present a window into the real-time condition of building systems. Alarms, logs, control sequences and other common features may also be configured using these tools. And since the Mediator™ abstracts and treats all data in the same manner, there is no special distinction or friction associated with creating user defined causal relationships between sub-systems. Any value or combination of values taken from the HVAC, Lighting, Electrical or any other system, can change the operation of others.
